In our latest video, One Investments’ ( http://oneinvestments.co.uk/ ) CEO and industry expert Zeeshaan Shah talks about how to earn the maximum return on investment. As Zeeshaan explains, to achieve a maximum return from space in real estate is from a hotel. Using the example of property in Greenwich, Zeeshaan highlights that family suites which are 300 square foot in size, rent out for approximately £1,200 a month. However, just next door, studios of a very similar size to these hotel rooms rent out for £200 a day in hotel – over course of months £6,000. Two properties of the same space, however, there is a massive difference in money earned. London’s average occupancy is one of the highest in the world at 85%. If occupancy of hotel is at this level, then the gross return will be £5,100. After costs, you will still make over £2,000 which is over 100% increase in value. There’s no denying that back in the nineties and even the noughties, buying a residential property and letting it out had its financial merits. Providing you were in it for the long run and were able to weather the occasional crash, there was a good chance of some half decent returns. The banks were doing there bit to fuel the buy-to-let investment bubble by lending money to anyone that could write their name on a piece of paper. Lending limits on buy-to-let property had no bearing on what you could afford financially - you just had to say in your mortgage application that you were confident the rental yield would cover the mortgage interest. In no time at all and regardless of your financial situation, you could build your very own property portfolio. But that’s now all changed. The financial crash of two thousand and eight meant banks, reeling off the back of their own greed - no longer wanted to lend and dropped the loan to value ratio on mortgages in some cases, down to just forty five per cent. Some even stopped lending altogether. The market was dealt a further blow in twenty fourteen when new lending rules were introduced. This means that both residential and buy-to-let borrowers now have to prove they can actually afford to pay their mortgage. I wonder who came up with that genius idea? It says a lot about their attitude that this simple concept never even occurred to the banks prior to the financial crisis. George Osborne’s personal vendetta against private landlords has really tightened the screw on potential buy-to let investors in an effort to find favour with first time buyers frozen out of the market by rising prices. First there was a series of stamp duty hikes on the higher end of the property market and then in April of this year, stamp duty on second homes was increased adding an additional three per cent of the property value to your purchase price. Remember that’s in addition to the stamp duty you’re already paying. Worse still, when you come to sell the property in years to come, you’ll pay even further through a higher rate of capital gains tax than gets applied to every other type of gain. Then came the infamous section twenty-four where he progressively removed the setting off of higher rate tax against mortgage costs. The legal challenge against these changes failed recently so it looks like the financially illiterate Mr Osborne will leave a permanent legacy as the first conservative chancellor to make it a crime to own investment property in the UK. But let’s say you’re still tempted to opt for the buy-to-let property investment. The market is saturated with the traditional entry point for buy-to-let – the two bed new build off plan apartment. There are hundreds standing empty in parts of London so you’ll be hard pushed to make this work. Then you’ll need to decide whether you’re prepared to actively manage the property yourself. It might save you money in the long run, but do you really want to get a phone call at 2 o’clock on a winter’s morning to go and deal with a burst water pipe? I thought not and that means you’ll need to factor in the costs of a management agency who will be skimming of a healthy ten to fifteen per cent of your monthly rental yield before it even hits your bank. And that’s before they bill you for any repairs and maintenance. So, if you still like the idea of a bricks and mortar investment, what’s the answer? Houses of Multiple Occupation or HMOs are one alternative offering higher yields for a given size of property as tenants have their own bedroom and share the common parts. These have moved on from the grotty student bedsits of the seventies and eighties and have worked particularly well among young professionals brought up on programmes like Friends. Commercial property can also offer great benefits like long term passive income and hands-free investment. If you read our Wealth Watch magazine or you’ve visited our website recently you’ll see we have a range of great commercial investments from care homes to theme parks. Providing you stick below the £150,000 investment threshold, there’s no stamp duty to pay. You’ll even qualify for a lower rate of capital gains tax when you sell the property. Elite Investor Club regular Harry Dent says you should use the Monopoly approach when it comes to property and invest for income rather than capital gain. Commercial property investment gives you an ideal opportunity to do that and many have a built in uplift to the original investment when you sell them back. With the Major of London recently launching “the biggest and most comprehensive enquiry” into the effect of overseas investment on the residential sector, you can expect the residential buy-to-let market to become more challenging than ever. So if you’re still set on investing in the residential buy to let market… be very careful out there.

Yes, it certainly is. It’s dependent on a few things though. It’s dependent, certainly, on the location, on the type of property you’re looking for and on the strategy that you’re going to utilise. For example, with 20,000 pounds to invest in property you’re probably not going to go straight into investing in a development property in the centre of London worth two million pounds. You could, however, with a twenty thousand pound deposit, buy a very good rental property or renovation project in the North West. It depends on your criteria, your plans and your aims. 2/Leasehold Property There's one primary difference between leasehold property and freehold property and that's service charges. Some city centre apartments can have very high leasehold charges. They might have a gym or a lift. Some even have concierges. These things can really ramp up the cost of owning that property. In some cases, you can even find that these charges can give the property a negative cash flow. Another thing to consider with leasehold property is ground rent. So, take for example an ex Council apartment building. In cases such as these, the ground rent will probably be very low. We have one where the ground rent is about 10 pounds a year. We also have other leasehold property where the ground rent is a lot higher. For some, it's a couple of hundred pounds a year. Remember, these examples are from our own portfolio which is focussed on Manchester and the North West. For different areas of the UK, say Brentwood in Essex, or London, or other parts of the South the ground rent is going to be much higher. With leasehold property, another thing to consider before you invest is the term of the lease (meaning the length of the lease). This is very important when it comes to buying, selling, or even refinancing leasehold property. If there is a short length of time left on the lease then you will run into difficulty when it comes to reselling. Finally, with leasehold property, not all leases will allow you to rent the property. There can be restrictions that you need to know about before you invest in property. It's important to ask your solicitor to check through the lease documents to see if there are any covenants or restrictions which will stop you doing what you want to do with that property. In spite of a barrage of tax changes making it harder to make money on buy-to-let, there are still pockets of the market where investing makes sense.Buy-to-let specialist Private Finance analysed buy-to-let yields available across major towns and cities in the UK and found that Liverpool and Nottingham are now the UK’s best performing property investment locations.According to the research, both cities enjoy average rental yields of 6.2 per cent once mortgage costs are taken into account. In some areas of London the figure is below 2 per cent.Liverpool has retained its top position since May 2017, although the city has seen rental yields compress due to falling rental prices.Nottingham has moved up from second position thanks to an average £121 increase in average monthly rents.In third position is Cardiff, with average yields of 6 per cent after the average rent paid in the city rose from £946 to £1,301 over the past month.Southampton and Greater Manchester also made the top five buy-to-let hotspots in January 2018, with both destinations offering rental yields of 5.9 per cent.Shaun Church, director of Private Finance, said: 'Finding the right buy-to-let location is a careful balancing act. Too large an initial investment makes it difficult to achieve a healthy yield, but landlords must also be confident that property values will appreciate at a higher rate than mortgage borrowing to achieve a long-term profit.'Strong rental demand is also key to prevent lengthy void periods that can damage affordability.'While there has been some movement in the top 10 buy-to-let hotspots, larger cities and university towns tend to offer the greatest opportunity for investors as they offer the highest rental demand.'Significantly, London and the South East are absent from the top 10, as high purchase costs have put a severe dampener on yields.Rents in the capital have also been coming down, as renters appear to have maxed out what they can afford to pay each month.The study claimed that some London boroughs offer new investors yields below 2 per cent, due to high house prices that negate any higher rent commanded.The London borough of Haringey offers yields of just 1.4 per cent it claimed, with the average property costing £546,185, while the average rent was £1,493.In Harrow and Hounslow, yields were 1.6 per cent and 1.7 per cent, respectively, while in Lewisham, Watford and Croydon, yields were 1.9 per cent.Investors would need either rents to rise substantially to earn a good return on their money, or house prices to go up.Over the past two years, landlords have been hit by a 3 per cent surcharge in capital gains tax on new buy-to-let purchases, the start of a reduction in the tax relief they can claim against their mortgage costs, and tighter lending standards making mortgages harder to secure.These increasing tax liabilities have depressed yields with the tapered reduction of tax relief on buy-to-let mortgage interest already eating into profit margins.Chu Source: http://www.dailymail.co.uk/money/buytolet/article-5315623/Where-invest-buy-let-2018.html?ITO=1490&ns_mchannel=rss&ns_campaign=1490
