I have done all 4 ways in this video. And not only that, I've helped many of my students do exactly the same thing that I've done successfully. 0:50 The first step is to be open minded. So many people don't believe they can buy a house for no money, and this is the biggest obstacle for them. People have been buying businesses for years, using different types of agreements. So you can either not believe me, or you can take this information and use it to buy and invest in property in the UK. 1:15 The first way is Lease Option Agreement. This means you buy a property today but pay for it later. This means you can have a free loan to invest in the property in the UK for anywhere up to 5 years. And the beauty is that at the end of that 5 years, you don't have to buy the property. 2:15 The 2nd way is Property Investment Joint Ventures. This is where 2 people come together, each bringing 50% of value each and they do a joint venture together in the deal. When you're doing a Joint Venture, you both have to bring 50:50 Value, but you don't have to bring 50:50 Money! (Make sure to watch more here to see what you can bring to the deal beside cash) 3:45 You can't be successful in property investing with no money, no time, no creativity, no implementation, etc. You have to bring something to the table, especially in Joint Venture property investments. 4:00 The 3rd way is by using other people's money. If you know how to buy a property in the UK and get a 20% return on investment (ROI) and you know someone who has £100,000 sat in the bank doing nothing, this is the perfect opportunity for you to leverage that and invest in properties when you get a great return on investment like that. You give them a fixed return on their money, and you keep the rest for yourself. (Make sure to watch this section on the different places you can get money if you don't know someone who has money you can use) 5:25 the 4th way of buying a property is by buying the property, adding value to that property and then refinancing the property. You don't need much money to start with, as you can get a bridging loan. Some of my students are doing this very method right now to buy properties in the UK and are having great success with it. They're getting a bridging loan with strategies I give them, add value to the property, and then refinance with a different lender and pay off all the debt and they've got a property that they've put no money down for. There’s a lot of doom and gloom in the UK surrounding Brexit. But while many investors are choosing to wait and see what happens, there’s another argument that says potential buyers interested in property in London could look to take advantage of conditions that have turned in their favour over the past year. Property prices are down 0.1 percent in London over the last 12 months, according to the Hometrack Cities Index. Over the same period the pound has receded 11 percent in value against the dollar, which the UAE Dirham is also pegged to. With the US Fed indicating further interest rate hikes, possibly four over the next 12 months, the pound is expected to remain under pressure. “Despite a certain degree of uncertainty from a macroeconomic perspective there is still a high degree of confidence from buyers both home and abroad in the London property market particularly when currency exchanges rate are taken into consideration,” said Nick Witty, managing director, Chesterons MENA. In this edition of Inside AB, Bernd Debusmann and Jeremy Lawrence look at the rends shaping the future price of London prime property.

An LPA (Law of Property Act) receiver is a receiver appointed under a mortgage or charge and usually sell multiple repossessed properties that were once a part of an individual property portfolio. As most investors are not looking to buy in bulk this process doesn’t suit most people. For example, with 20,000 pounds to invest in property you’re probably not going to go straight into investing in a development property in the centre of London worth two million pounds. You could, however, with a twenty thousand pound deposit, buy a very good rental property or renovation project in the North West. It depends on your criteria, your plans and your aims. 2/Leasehold Property There's one primary difference between leasehold property and freehold property and that's service charges. Some city centre apartments can have very high leasehold charges. They might have a gym or a lift. Some even have concierges. These things can really ramp up the cost of owning that property. In some cases, you can even find that these charges can give the property a negative cash flow. Another thing to consider with leasehold property is ground rent. So, take for example an ex Council apartment building. In cases such as these, the ground rent will probably be very low. We have one where the ground rent is about 10 pounds a year. We also have other leasehold property where the ground rent is a lot higher. For some, it's a couple of hundred pounds a year. Remember, these examples are from our own portfolio which is focussed on Manchester and the North West. For different areas of the UK, say Brentwood in Essex, or London, or other parts of the South the ground rent is going to be much higher. With leasehold property, another thing to consider before you invest is the term of the lease (meaning the length of the lease). This is very important when it comes to buying, selling, or even refinancing leasehold property. If there is a short length of time left on the lease then you will run into difficulty when it comes to reselling. Finally, with leasehold property, not all leases will allow you to rent the property. There can be restrictions that you need to know about before you invest in property. It's important to ask your solicitor to check through the lease documents to see if there are any covenants or restrictions which will stop you doing what you want to do with that property. London market is now facing the prospect of higher taxes and a warning from the Bank of England that UK home values could fall as much as 30%. In some cases, homes in towers that are nearing completion are being sold on for as much as 25 percent less than the value at which they were reserved. The number of completed properties that have yet to find a buyer has surged by almost half this year. Demand from Asia has already waned following a succession of tax hikes, so developers are offering more incentives to purchasers, including Black Friday discounts of as much as 50,000 pounds ($64,000), to get deals done. As you research properties to rent it becomes clear which properties attract the right tenants, at the right price and at the right time allowing landlords to enjoy a steady cash flow Lettings is seasonal and can have in impact on the level of interest a property can get and yet more often than none the properties where landlords reinvest by painting, refurbishing and replacing furniture get rented before those that don’t. All too often we see landlords buy a property and think it can just run itself, unfortunately that is not usually the case. After a period of time wear and tear will begin to show. As a result of deposit rules landlords are unable to deduct a whole refurbishment out of a tenants deposit, most of the time it’s just a nominal amount. At My City Nest we believe there is real benefit with reinvesting in the property each year. We tend to advise our landlords to invest at least one weeks rental revenue back into the property – this maybe to replace some worn furniture or to repaint the property. My City Nest top tips for successful reinvesting are: Repainting – remember if you touch up in one area you will probably have to do the others so it all matches therefore this should be factored into the cost. Old and worn shower curtains that clearly haven’t been replaced in years are extremely off putting to potential tenants. These can be replaced for as little as £10 and the benefit of replacing these far outweighs any cost incurred! Our Let and Managed service includes an inspection of the property. Based on this we will recommend any changes that we believe could add value to your investment

Why it is cheaper to buy property in Berlin than in other European capitals

Property prices continue to climb in London and in other major European cities, but Berlin has defied the trend. While property prices have soared in European capital cities such as London and Paris, the city of Berlin remains an exception. Twenty-five years ago Berlin’s east side was in a shabby state. But even after years of renovation and development, a square metre in the German capital costs between €2500 and €3500, about a third of prices in London or Paris. So why is it still much cheaper to buy property in Berlin than other European capitals? First, Germans, especially Berliners, tend to rent property over the course of their lives instead of buying. Just over 42% percent of German properties are owner occupied according to the German federal statistics office. But only 15% of Berliners are home owners. With such a low demand for buying property, sellers cannot be too brash with their prices. Second, tenant co-operatives in Berlin are strong. Landlords cannot easily raise rents or evict bad tenants, which makes buying property to let less attractive as an investment. Finally, Berliners earn 7% less per year than the German national average. This may be because the city does not attract big companies. Of the 30 biggest companies listed on the Frankfurt Stock Exchange that make up the benchmark DAX Index, not one is based in Berlin. As a result the city attracts fewer high-income professionals, meaning that their salaries don’t trickle down to the city’s service economies. Although prices for standard apartments remain affordable, this may not last long. The development of new luxury apartments near the centre could drive up prices, making it more difficult in the future to find a bargain in Europe’s cool capital.
