Here is how we use the online Lease Option Agreement Memo to take control so that we can legally sell their property, solve the problem of the Seller and the Buyer and make a profit for ourselves. Read Joe Crumps Blog: http://JoeCrumpBlog.com/ Read the Transcription: Joe: Hey, it's Joe Crump. Here's another video in the 8 Dollar Startup Program training series. This one is about the lease option agreement memo. Here's what we're doing. First of all, we're using the Automarketer. This Automarketer is going to send out a message to ads of people who are selling their homes on Craigslist and BackPage, asking them if they'd like to sell their home rent to buy rather than just renting it. And then some of those people are going to send us a response. Then, with those people that send us a response, if they say yes, they're going to get an email that is sent out through the autoresponder, which is the sequential email program that has a link in it that sends them to a page that sells them on the idea of doing a rent to buy deal with us. Joe: That rent to buy seller page looks something like this. It has an audio in there that explains the whole situation. It has a place for them to fill out to tell you if they're interested or not, and also it's in print; this same audio information is in print. By the way, you can change out this audio if you want to have your own voice on there. Right now, it's just my voice, but you can have your voice on there if you like, although there's no need to mess with that if you don't want to. Joe: When they fill out this form, we have a very high percentage of conversion for anyone who fills out this form because it shows that they're interested. Once they fill out this form, another email gets sent out to them because they get put into a different category. You get an email, by the way, if they fill out this form, and then they get an email saying thank you. Also now that they're interested, go to our lease option memo and let's get the ball rolling. It'll take them to the lease option memo page, which looks like this, and this is a form agreement. Joe: They put in their name, address, and city of their property, the price that they want to sell their house for, the term of the lease option (usually 1 to 3 years), and the monthly lease payment that they want. Let's say it's $1,200. They just type that in there. Then, they go down here and they put their email address and their phone number and evening phone number, and then when they click on this check this box to show your acceptance of this agreement and that you have the right to make this agreement (that means they were on the deed), clicking the 'I agree' button acts as your electronic signature. They click on this 'I agree' button and suddenly an email goes out with this filled out form to them and one comes to you, so now you've got control of their property. Joe: This says that they're willing to lease option to you and that they're willing to assign this lease option to a new tenant. And if you don't find a buyer, then you're out of the deal. So you've got no risk in the deal, and they've got very little risk in the deal, so it's a wonderful way of putting these things together. Joe: So, then we go out there and find someone who's interested in rent to buy. There's a ton of people that are interested in rent to buy. Those are the easy people to find. We ask them for a down payment and the first month's payment on the lease. The down payment is also the lease option fee. Let's say we've got a $150,000 property, we get $5,000 from the lease option fee and $1,200 for the first month's rent. The $5,000 comes to us and the $1,200 goes to the new seller. We're in and out of the deal and we're done. Joe: The seller has a brand new buyer who is solving his problem, stops the bleeding and he no longer has to make payments on that mortgage. It's coming in from the buyer. The buyer is able to get into a home that they never could have qualified for on their own because maybe they had damaged credit or some other issue. We just make sure they have enough income to qualify for these properties because we want to make sure we send a good buyer to them. But we don't expect them to have good credit. Joe: So, everybody's happy in a transaction like this. We're out of the deal, and we have no responsibility. It's not like doing a sandwich lease..... Most BITs grant investments made by an investor of one Contracting State in the territory of the other a number of guarantees, which typically include fair and equitable treatment, protection from expropriation, free transfer of means and full protection and security. The distinctive feature of many BITs is that they allow for an alternative dispute resolution mechanism, whereby an investor whose rights under the BIT have been violated could have recourse to international arbitration, often under the auspices of the ICSID (International Center for the Settlement of Investment Disputes), rather than suing the host State in its own courts. It is in fact a corporate coup that will take us to a 'corporatocracy', a corporate-run world. It is being promoted by transnational corporations, for the benefit of transnational corporations, and mainly transnational financial service corporations -- the banks and other financial service firms that caused the financial crisis that has resulted in welfare cuts and other hardships for ordinary people. This deal will mean: - Regulation that protects us from transnational corporations, 'harmonised' between the US and the EU -- in fact downgraded to the lowest level, to suit corporations. Where regulation can't be 'harmonised' in this way, a process of 'mutual recognition' will allow transnational corporations to choose the weakest form of regulation. The UK NHS has already been 'harmonised' with US corporate-benefit public healthcare with the passing of the UK Health and Social Care Act (2012). - A permanent supra-national committee will be set up to continue this 'harmonising' work after the TTIP is signed up, called the Regulatory Co-operation Committee. Having this ongoing mechanism as part of TTIP in place will allow for a fast completion of the trade deal, before people realise what is being hidden behind the feelgood facade of 'trade'. With 'harmonisation' the first priority for all new regulation, and with corporations involved from the very earliest stages, this committee will in effect override governments' policy-making with what coporations want, and thus override democracy. - 'Investor State Dispute Settlement' (ISDS) in TTIP will allow transnational corporations to sue governments for any loss of future profits resulting from any government action, such as the introduction of new laws to protect the public or the environment. Where ISDS provision is in place in trade deals elsewhere, it is resulting in big payments of public money to transnational corporations or, even more seriously, legislation being abandoned for fear of such pay-outs. - It is intended that corporate-benefit 'global trade rules' will be established via TTIP that the rest of the world, including developing countries, will then be forced to accept. This is what you are not being told about the TTIP, while the spin is that it's about 'jobs and growth'. The negotiations and what is being offered on your behalf are being kept secret until the deal is signed up. Information is coming from leaked documents. Once the deal is in place, those commitments made in secret will be effectively permanent, for us and for future generations. The NHS, 'harmonised'through the national Health and Social Care Act legislation, now has enforced competitive tendering which is open to transnational corporations. When this liberalised provision in the Act becomes part of the TTIP it will all become irreversible, however disastrous the effects of competitive tendering prove to be. The Senior Care Franchise market is in growth mode. From a demographic perspective 10,000 baby boomers turn 65 every day in the USA. This trend will continue for many years as the largest segment of the population gets older. In fact according to the US Census by 2060 Boomers will make up almost 25% of the population. Now many seniors prefer to "age in place" as they call it - they aren't ready to go to a care facility, but are not necessarily capable of doing all the things they used to do without assistance. Elder care as an industry is expected to grow to 400 million annually by 2018. The Bureau of Labor Statistics sees future job growth of 70% for industry professionals over the coming decade. Now the more you look at the statistical validation of senior care as an industry the more you see dollar signs in your eyes and get ready to sign that franchise agreement. But hold on a second. I am going to show you information taken from the Franchise disclosure document of a very well known senior care brand. These numbers represent store openings and closures over a 3 year period. You can see here they opened 18 stores in 2014, but in 2015 they closed 8 stores and in 2016 they closed 22 stores! They also closed 3 company owned stores. Now I'm not suggesting to abandon all your dreams of buying a senior care franchise, what I am suggesting is that you proceed in a more analytical fashion and remember just because it is senior care does not mean you are guaranteed success. We help clients research senior care brands today I will illustrate some of the things we look at when helping select the best one. And why there is no such thing as the "Best Senior care Franchise". There is way too much information to list on a short video so lets look at a couple of criteria we use and why it is critical to pick the right brand. I have a cheat sheet here that lists the 32 top senior care franchises, the investment amounts, and some of the market differentiators, that's available free contact us for details. So first off let's look at your market demographics. If you don't know them you can head over to city-data.com - a fantastic resource that will provide a ton of demographic and statistical insight into your area. Now the first consideration is to align your local market demand with a franchise that targets that demographic. Some senior care brands focus on more affluent neighborhoods and their services reflect that. Some franchises focus more on longer term stays, generally with older people. Some to shorter stays of just a couple of hours. Now if you pick the wrong franchise, and for example have a premium service and premium price, and you live in a blue collar neighborhood you won't do as well as you could. So always make sure the franchise market focus makes sense for your area. Next consideration is their operational model. Some senior care franchises have very stringent requirements for owners to be out in the community selling. Local networking, business development, chamber of commerce. That type of activity is mandatory for you to be successful and is an essential part of the model. But if you not a social person, or don't particularly like sales, you may want to explore franchises that have internet lead generation programs available, or perhaps National Alliances that provide an ongoing source of leads. Again both these franchises can be good, you just need to make sure that your skills and desired operational model are in alignment. Now once these two key elements have been selected we can drill down further to things like whether you prefer to offer medical or non medical care. Medical can widen your net of available clients, but can increase regulatory requirements, employee salaries, and other factors. Some states are very difficult to obtain licensing and can take months to receive approval - make sure you are aware of this before you sign on. Some states also allow for operation from your home, others will need an office. So the state you live in will also be a consideration when you choose a brand. Always look at at least 3 franchises to compare things such as franchisee support and satisfaction rates, royalties, territory sizes, whether you have protected territory or accounts, failure and growth rates and more.
