Asset Management: Industry overview and Careers in Asset Management Asset Management is about managing clients’ investments and providing them with the strategies and expertise that would allow them to achieve their goals and secure their financial future. This video is part of our series dedicated to the different sub-industries in the world of Business & Finance.Our goal is to understand how it functions, what type of services it offers its clients, which are the major players in the field and what it is like to do this for a living. An individual or an institution is likely to approach an asset management firm when their investment income is substantial. In such cases, asset managers are able to offer expertise across a wide spectrum of asset classes (such as stocks, bonds, commodities, real estate, private equity, etc). Moreover, large firms have branches all over the world and are therefore able to offer geographical expertise as well. Given that asset managers closely follow all of these markets, they are able to offer high-quality advice and superior risk-return investments. The large players in the asset management industry are indeed very large. There are several companies whose assets under management exceed $1 trillion. Some of them are pure investment funds (BlackRock, Vanguard, StateStreet, Fidelity), while others are arms of the large banking conglomerates (Goldman Sachs, Deutsche Bank, UBS, BNP). The largest firm in the world in terms of assets under management in 2015 was BlackRock. That's a job. My rich dad on the other hand always says work for assets. There are basically 4 asset classes that makes a person rich. Number 1 is Business. The richest young guys today start companies. Some great examples of this are Facebook, Google, Apple, etc. Number 2 is real estate. What my rich dad taught me is the combination of being an entrepreneur in business and an entrepreneur in real estate. Now due to this combination, I pay no tax and I make a lot more money. The 3rd asset is Paper. Savings in gold, papers like stocks bonds mutual funds are liquid. You make a mistake, you can get in and out real quick. The last asset is Commodities and this is why I own oil because in the U.S. if you deal in oil, you get tax breaks. Brett Goldman: Well, I started by just doing the details. I mean that's pretty much how you start in real estate business. Erik Michielsen: What do you mean by that? Brett Goldman: Real estate is so experience-centric that you can't really learn it in school, though I did go to school for real estate. It's all about making good decisions. There's always two or three or four different paths you can travel, and the more correct paths you travel the more successful you'll be. I mean I've been doing acquisitions for a long time but also project management. And you can't really do acquisitions without project management because even in just in acquisition, there's a lot of different things that go into it, there's financing, there's market analysis, there's construction analysis, there's approvals, and, you know all the things, there's law, there's real estate contract law, just to get to an acquisition is a milestone. So each of my acquisitions have been milestones. But then each -- along the path to each one of those acquisitions there's a bunch of littler milestones that are individual successes.

How to become a property developer... that's what today's video is all about and I'm also sharing 10 property developing tips because I feel property development is a FANTASTIC way to build equity. I am delighted to say Today's video is in association with the Refurbishment Masterclass run by the highly regarded Martin and Sarah Rapley - an expert at project management with tons of experience developing land, property (real estate) and other development. I've managed to persuade them to let me give away five of their amazing project management PDF fact sheets. They're on how to write project specifications, putting together budgets, how to appoint builders, working with builders, and managing your timeline of works. These are incredible resources and click the link below to download them... https://yourfirstfourhouses.com/ Here are the tips... 1. Always work backwards from the gross development value, or GDV, when calculating a purchase price. It's the very best way to work out what you should be paying for a property or a building plot. Be realistic about this gross development value. In fact, can I suggest perhaps being a little bit pessimistic when calculating this figure. 2. Next, just because a property needs refurbishing, that doesn't automatically make it a good deal. If you spot a property that appears to be, say, 20,000 pounds below market value, if you've then got to spend, say, 30,000 pounds doing it up, that's not a deal. Unless you can add some real tangible value in some other way, for example, say, building in the back garden, I would suggest you should be looking for another project. 3. Just because a plot has planning, that doesn't guarantee you a profit or that the property could even be developed at all, for that matter. Obviously, you need to do your research careful and dare I say if the agent is offering up some fairly persuasive numbers, for example the gross development value, keep in mind the agent makes a commission if you buy. Personally, I would suggest putting more faith in your own numbers, rather than theirs. 4. Always have a schedule of works. If you don't know what you want, how does the builder, and just as importantly how can you possibly have a realistic budget? 5. You can't build from planning drawings. It's therefore impossible for builders to accurately price from them. Your architect needs to produce building reg drawings before you go and get any prices. 6. Don't be afraid to outsource to experts. Honestly, they will save you thousands in the long term. 7. You don't have to appoint the cheapest builder, work with the best builder. On any one project, you can only achieve two of the following three items. You can get high quality, fast turnaround, or low cost. Our advice is to aim for high quality and fast turnaround, if you possibly can. 8. Delaying the project whilst trying to beat down the price can cost you more in the longer term than what you're trying to save. Delays tend to swallow up your profits as the financing costs on any given project are genuinely quite high. 9. Always agree terms with your builder before the work starts and write them down for both parties to keep a record of. On larger projects, don't be afraid to use a formal contract. 10. Lastly, I've got to ask you this question. Is project managing the works really the best use of your time and skills or might your time be better spent going out looking for that next deal? http://Success.org Million Dollar Career Tip #13 Hi, I'm Martial Arts Master Bill FitzPatrick and this is Million Dollar Career Tip #13 Working in the private sector gives you an opportunity to use all of your Million Dollar Career tips which should lead to promotions and raises BUT, what if you work in the public sector Be a teacher, cop, firefighter -- work for the water or highway department Obviously, any PUBLIC sector job -- with a guarantee paycheck is a good job However, be aware that the real "public' THE TAXPAYERS are wising up and these public sector jobs -- especially the lucrative benefits -- will NOT be as good in the FUTURE as they were in the past -- Very soon, these public sector jobs will fall more in line with private sector employment BUT, hey, real world these public jobs are STILL pretty good And, the odds are overwhelming that you didn't just fill out an application to get a job with your city or state or the federal government -- Either you happened to fill some type of quota - but again be aware that, as government budgets tighten, that the old affirmative action game is losing momentum - OF COURSE, if you had help getting a city -- state or federal job - from a family member, a friend or a politician this kind of SPECIAL preferential treatment - this FAVORITISM is human nature AND will NEVER go away So again, a smart person is always aware of any personal connections that can Get them a job - And then Help them advance in their careers Also, be aware that since many public service jobs -- NOT all but MANY - are shall we say "cushy" -- VERY very few public sector "workers" ever leave until retirement -- You are ambitious but YOUR advancement can be very slow -- and promotion opportunities extremely limited And, again, real world with many public employees in unions, being a Hard Work may NOT be prized and sometimes frowned upon by your co-workers and even your supervisors In unions and in the public sector Career advancement may simply be a matter of SENIORITY If you are one of my students, you will be investing in real estate so -- part-time real estate investing will be your second job Do NOT say that you have NO interest in real estate investing -- You are making a BIG mistake if you don't watch my Real Estate Millionaire Tips You will learn -- that if you wish -- you can make investments with very little real estate management involved -- for example, you can buy condos and have family, friends and co-workers as tenants Here is the tip If you can get a public sector job -- seriously consider it You still want to work 50 hours -- if you can get overtime -- great -- otherwise get a second job Spend the money from the first 40 hours to support yourself and your family Live within those means Put aside the other 10 hours of earnings for your real estate investments Do this and be ready to retire in 20 years or less.
